HOCHTIEF Projektentwicklung has concluded further leases covering a total of around 1,900 square meters for the smarthouse in Munich: Communications system provider Avaya has the biggest lease on 1,600 square meters. The software developer Gracenote will occupy 600 square meters, while recycling consultancy firm, Carpe Dies Consulting has a lease for 320 square meters. Triple F, a company involved in moving image communication, has secured one floor with a roof terrace and will be using around 320 square meters. A further 280 square meters have been let to ExB Communications Systems. In addition, a child day care center with an area of 650 square meters, and an outdoor play area of 340 square meters, is being created. Tenancies will start in April or May 2013. Around three-quarters of the 22,000 square meters of rental space have now been let.
The IT company Incadea has already moved in to its office which covers 1,800 square meters. The advertising agency Mov.ad has taken a lease on 500 square meters. HOCHTIEF Solutions has brought together its Munich units - which were previously spread around the city - and is housing them in an office space of around 8,300 square meters at its HOCHTIEF House Munich, which has its own entrance at St.-Martin-Strasse 57. In addition, the bakery and patisserie Rackls Backstubn is opening a 100-square-meter bakery and café, which will also have outdoor seating in the public, landscaped inner courtyard. This month saw the opening of "Gecco", a restaurant serving Italian cuisine and lunches. It occupies around 350 square meters, as well as a south-facing outdoor area of about 100 square meters.
Completed in September 2012, the smarthouse provides 18,800 square meters for offices, as well as 2,500 square meters of retail and catering space. The seven-story building that runs along St.-Martin-Strasse, to the corner of St.-Cajetan-Strasse, has six separate addresses, each with their own entrance areas. The smarthouse has already received Gold precertification from Deutsche Gesellschaft für Nachhaltiges Bauen (German Sustainable Building Council) and its features include a geothermal plant for draft-free air-conditioning of the building.
